Mid-rise oceanfront condominium with a stack of new impact glazing installed

Case Study — Bal Harbour

A full envelope, one stack at a time.

A 1980s oceanfront tower needed every opening replaced ahead of its 40-year recertification. We surveyed all 212 units, presented a single phasing plan the board approved on first reading, and carried the permits, engineering, and installation in-house. Crews worked one stack at a time with daily dry-in, protected interiors, and notices issued unit by unit — residents stayed in their homes throughout.

Phasing

From one stack to three hundred units.

Schedules are built stack by stack or floor by floor, with elevator and staging protocols, daily dry-in, protected floors and furniture, and resident notices issued unit by unit.
